National Property Holdings LP plans to develop the Alamo Junction Rail Park and serve the Eagle Ford Shale region’s growing demand for rail-based logistics and warehousing. The project joins another recently announced park targeting oil/gas patch-related industrial development in the region.
Located south of San Antonio, TX, in Bexar County and near the middle of the Eagle Ford, the 400-acre rail park will be the third of Houston-based National Property Holdings’ master-planned rail developments in Texas.
Phase I of Alamo Junction Rail Park calls for more than 22,000 linear feet of track with the ability to accommodate both manifest and unit train traffic. Daily rail service is scheduled to begin in the third quarter and will ultimately interchange with both the Union Pacific and BNSF railroads. Alamo Junction Rail Park is positioned for oilfield service/supply companies transporting crude oil, natural gas liquids (NGL), ethanol, frack sand, pipe, etc. with easy access via Interstate 37, Loop 1604 and Highway 181, National Property said.
“We’ve been exploring opportunities to acquire rail-served land tracts around San Antonio for over a year now, and I’m excited about the distinct advantages our Rail Park will offer users,” said National Property President Michael J. Plank. “First-class rail operations will be provided by industry-leader Rail Logix, and the park is well-suited for transloading and other rail-based logistics activities.”
National Property Holdings has already sold 50 acres for frack sand operations at the park. Additional sites ranging in size from five to 100-plus acres are available for lease or sale to accommodate other rail-focused transload, warehouse, and manufacturing facilities.
The project is near the recently announced Mission Rail Park, which is over 1,003 acres of commercial property just south of San Antonio in Wilson and Bexar counties and is expected to open this summer.
“This property is located within 40 miles of the highest producing Eagle Ford wells,” said developers. Frontier Logistics LP, in conjunction with ST One Logistics LLC, is the lead developer for the project along with co-developer Frac Resources LP. The developers claim that permitting is easier to obtain in Wilson county than in Bexar, giving their project an advantage.
